Background and Discussion: The above is an eminent domain matter involving the Little Cypress Creek Sub-Regional Frontier Program in Precinct 4. Harris County Flood Control District acquired fee simple interest in 139,822 SF of land for purposes of building drainage infrastructure in the region. The County's retained appraisal expert concluded a fair market value including land and improvements equaling $431,993.00. The Special Commissioners awarded $$440,771.00 at the administrative hearing held on May 9, 2024. The Defendant/Landowner hired an attorney and objected to the award and the case was set for trial. After negotiations, the parties have agreed that the just compensation due to the Landowner for the property being acquired is $503,000.00. This will result in an additional payment of $62,229.00 above the amount previously awarded and deposited into the registry of the Court.
