Background and Discussion: The above is an eminent domain matter involving the Sam Houston Tollway East/SH225 Direct Connector Project in Precinct 2. Harris County acquired a fee simple interest in 750SF of land to construct a light mast for the adjacent roadway. The County's retained appraisal expert concluded a market value of $15,845.00. The Special Commissioners awarded $15,845.00 at the administrative hearing held on July 16, 2024. The Defendant/Landowner objected to the award and the case was set for trial. After negotiations, the parties have agreed that the just compensation due to the Landowner for the property being acquired is $22,000.00. This will result in an additional payment of $6,155.00 above the amount previously awarded and deposited into the registry of the court. The Real Property Division and Harris County Toll Road Authority participated in the settlement discussions and this settlement is acceptable to them.
