Background and Discussion:

This is an eminent domain matter involving the Little Cypress Creek Sub-Regional Frontier Program located in Precinct 4 under the new precinct boundaries recently passed.  Harris County Flood Control District (HCFCD) acquired fee simple interest of 12.4402 acres (541,895 sq. ft.)  The Special Commissioners awarded $834,087.00 and the Defendant/Landowner objected to the award and the case is currently set for trial.  The Landowner demanded $3,458,176.00 based on the opinion of their licensed appraiser.  After a court ordered mediation, the parties agreed that the just compensation due to the Landowner for the property being acquired is $1,300,000.00.  The Real Property Division & HCFCD participated in the settlement negotiations and this settlement was acceptable to them.
