Background and Discussion:
The original agreement was executed on September 15, 2015, Tenant entered a ten-year lease with B. H. Commercial Portfolio, LLC. Then on December 9, 2020, the Property was sold. The above-described lease expired on March 31, 2026, prior to the Parties being able to execute any renewal amendments, and Tenant has been holding over and occupying the Premises on a month-to-month basis pursuant to Article XI.

Expected Impact:
This lease agreement will extend the term through and end on March 31, 2031, allowing uninterrupted WIC service that is provided to the local community in the addressed listed above.

Alternative Options:
The alternative option is to relocate to another store front in the neighboring area at similar market rents, but with additional relocation expenses and any necessary build-out expenses. Any relocation would also result in an interruption in services provided to the local community.
