Project Description:

The District Clerk’s Office (DCO) is requesting the renovation of the 1st floor restrooms at 5900 Canal to address critical deficiencies in the existing facilities. The proposed renovation will introduce modern, efficient restrooms designed to accommodate the current and anticipated increase in staff levels. As the number of employees and officers at the facility continues to grow, these upgraded restrooms will ensure that all personnel have access to adequate and sanitary facilities, significantly enhancing comfort and operational efficiency.

 

Project Scope:

The detailed scope of work for the 1st floor restroom renovation at 5900 Canal is listed in the table below. The proposed costs of this project include a $6,300 consultant fee from Gordian. In addition, a $26,000 contingency cost for unforeseen issues is included for a total of $284,500. Please see an overview of the scope of work below:

                     Site Preparation: Includes site clearing, grading, and excavation as necessary for the renovation.

                     Structural Work: Encompasses concrete removal and replacement, masonry work for new walls and partitions, and repair of existing structural elements.

                     Finishes and Installations: Involves applying durable finishes to walls, floors, and ceilings; installing restroom fixtures, partitions, and accessories; and ensuring seamless integration into the existing design.

                     Systems Upgrades: Covers the upgrade of plumbing systems, installation of new HVAC systems for proper ventilation, and updating electrical systems to support new fixtures and lighting.

                     Protection Measures: Includes installation of moisture-resistant materials and thermal insulation to ensure durability and comfort.

While minor operational adjustments may occur during this project, the overall scope of the restroom renovation project will remain consistent. Any significant changes or additional authorizations will require approval from the Commissioners Court.

 

Justification:

The renovation of the 1st floor restrooms at 5900 Canal is essential due to the current inadequacies in restroom facilities, which are unable to support the growing number of staff and officers using the building. The existing facilities are frequently overcrowded, leading to discomfort and potential disruptions in work efficiency.

Upgrading to modern, efficient restrooms will enhance staff comfort and improve operational efficiency. This project will address these critical issues, providing a functional and sanitary environment that supports the increased demand and maintains high standards of workplace functionality.

 

Alternatives and Engagement:

Not funding this project would continue to exacerbate the existing congestion, leading to diminished staff comfort and potential disruptions in work efficiency at the location. Additionally, delays in this project may increase costs due to increased costs of material and labor.
