Request Summary (Agenda Caption):
title
Request for approval of a First Amendment to the agreement with SLS - SOUTH LOOP, LLC, for the rental of an additional 29,172 square feet in office building located at 2636 South Loop West, Houston, Harris County, Texas, and extend the lease term to April 30, 2029 in the total amount of $7,244,512.32 (Precinct 1).
end
Background and Discussion:
Since the implementation of the Toll Setting Policy in September of 2023, HCTRA has seen a significant increase in customers’ willingness to pay. HCTRA has expanded its payment options as well as expanded its customer accessibility by increasing the hours of operations. To maintain service levels, we plan to ramp up the operations staff. Consequently, we will need to acquire additional space to house the increase in employees. The South Loop location presents a turnkey solution that provides us with quick access to a new location without requiring a buildout. The operating expenses are based on HCTRA’s pro rata share of the total building square footage.
Expected Impact:
This lease agreement will permit HCTRA to continue accommodating office space, parking and furniture for Customer Service, Image Review and support services personnel.
Alternative Options:
No other recommended solutions for this identified need.
