Request Summary (Agenda Caption):
title
Request for approval of a second amendment to a lease agreement with Humble Complex, LLC, successor in interest to Jaibi, Inc., to extend the lease term to rent the building at 8950 Will Clayton Parkway, Humble, Texas by exercising the second lease renewal term of August 31, 2024 - July 31, 2025, with a base rent of $6,800.00 and an additional Common Area Maintenance fee in the amount of $1,500.00 per month.
end
Background and Discussion:
The original lease was executed and approved by Commissioner's Court on September 8, 2008, with then owner JAIBI, Inc. A First Amendment to the lease granted a new renewal term on July 30, 2019, by Commissioner's Court. On February 14, 2023, JAIBI, Inc. sold its interest in the property to new owner, Humble Complex, LLC.
Expected Impact:
The WIC Program services a significant number of clients in the Humble area, in order not to disrupt benefit issuance and continue to provide excellent customer service we have agreed to the new total monthly amount of rent of $8,300.00 which includes the base rent and CAM fees noting that all other terms and conditions of the Lease and its Amendment will remain in full force and effect as originally written.
Alternative Options:
This program provides nutrition education, breastfeeding support and education, supplemental foods and referrals to social service programs for 40,000 Harris County residents every month. There are no alternatives for this program due to its size and scope.
