Background and Discussion:

The original commercial agreement between Tenant and previous Landlords commenced on or about March 1, 2022, and the First Amendment commenced on or about May 16, 2023. Tenant has requested an extension to have sufficient time to relocate. Landlord has the right to establish fair market value, based on lease comps for similarly situated office space, the Engineering Department recommends fair market value of $25.00 per sf for year 1 of the extension term.

Expected Impact:

This agreement will expire on August 31, 2025. The renewal will provide an approximate revenue of $45,924.96.  The Tenant currently pays $24.00 per square foot.

Alternative Options:

The County could offer a buy-out to the Tenant to see if Tenant would prefer that over renewing.
