Background and Discussion:
In response to the destruction brought by Hurricane Harvey that underscored critical shortages in Harris County’s inventory of affordable homes, Harris County’s Single Family New Construction Program (SFNC) matches individuals and families with opportunities to purchase new affordable homes in growing development throughout the County. Contract allows for the construction of infrastructure such as water, sanity, drainage and some landscape features.
Change order includes the following items:
• The increase of quantities for line item numbers 26, 54, 59, 60, 62, 63, 64, 65, 67, 104 for an addition in the amount of $153,212.90.
• The decrease of quantities for line item numbers 57 and 66 for a deduction in the amount of $152.83.
New Line Item:
• Added new line item number 118 - Driveways, ADA Ramp, RCP & SET for an addition in the amount of $39,506.07 and 14 days.
• Added new line item number 119 - 8” gate valve and Box 9’ extension for an addition in the amount of $17,816.00.
• Added new line item number 112 - Construction of Additional Fire water line installation for an addition in the amount of $124,766.00 and 75 days.
• Addition of 68 days due to additional tasks and unforeseen circumstances.
The above additions and deduction result in an addition in the amount of $335,148.14 and 157 calendar days.
The project is substantially completed, but as per the Harris County Housing Department’s request and Harris County Management’s approval, there will be additional work that was not included in the original contract. Due to this added scope, the final completion date is still unknown. Once the new budget is added, we will prepare the final change order with all the expected dates included.
Expected Impact:
Construction of infrastructure will allow a new single family residential community of approximately 60 single family residential home to be constructed on approximately 10.57 acres in Precinct 1 under the Harris County Single-Family New Construction Program. Changes will allow for the project to be constructed per the original intent.
Alternative Options:
No other options, the proposed infrastructure is needed to complete the project.
