Background and Discussion:
Existing parks maintenance facility consisting of two (2) steel buildings on concrete pads erected in about 1970’s. One of the buildings has severe deterioration to the structural framing occurring at the base of the rigid steel frame. Existing office staff amenities of breakroom and restrooms are outdated and in poor condition. Asbestos has been identified in the facility and needs to be addressed. The site condition has ponding issues with stagnate water after rainfall.
Changes included here involve: Additional electrical gutters to better accommodate both existing and new electrical lines, owner request to procure furniture not originally captured in base bid, owner request to remove & replace two (2) fan power boxes not originally captured in base bid, owner request to perform repair work on building metal exterior not originally part of scope.
Expected Impact:
These changes allow the contractor to bill for required changes resulting from unforeseen conditions and Owner Requests.
Alternative Options:
Should we not move forward with this change in contract, these items will remain unreconciled delaying the closeout of the contract and project.
